We're pleased to welcome you as a customer to Wells Fargo Home Mortgage. The servicing of your home mortgage was recently moved over to us.


Learn about how you can manage your home mortgage account and make the most of your new relationship with Wells Fargo.  Visit anytime you have a question or concern about your account. To make your transition as smooth as possible we’ve created this Welcome Center to provide information for some common questions you may have.

Important information: You can enroll in Wells Fargo Online® and access your account information online when it is available in our system, which is typically 4 to 7 business days after your transfer date. Please refer to your welcome letter for the date your account information will be online.

Even though your mortgage servicing is transferring to Wells Fargo Home Mortgage, your loan terms or conditions will not change, including the due date of your payments.

We make it easy for you to manage your mortgage by providing a variety of payment methods.

How do I make payments by mail?

You can mail your payments to the payment address listed in the important information box in your welcome letter. Please note:

  • When you make your payments by check, Wells Fargo Bank, N.A. will clear the check electronically. 
  • Receipt of your check authorizes us to process your payment as an electronic debit. When this occurs, your payment appears on your bank statement as an electronic withdrawal, showing the date of the withdrawal, check number, and "WFHM Mortgage Check Payment" as the payee. 
  • The check is destroyed and not returned to your bank.

Please note: We do not provide coupon books.

Did you know?

You can enroll in Wells Fargo Online at no additional cost, and schedule one-time and recurring payments. You can enroll when your account information is available in our system, which is typically 4 to 7 business days after your transfer date. Please refer to your welcome letter to see when your account information will be available. 

After you enroll, you’ll be able to manage your mortgage account online.

How do I make automatic payments?

Make free, scheduled automatic payments with our automatic mortgage payment options 

With our free automatic mortgage payment options, you have the opportunity to schedule automatic, electronic withdrawals that can be timed to your payday cycle:

  • Monthly 
  • Twice a month (1/2 total payment) 
  • Every two weeks (1/2 total payment) 
  • Weekly (1/4 total payment)

Choosing weekly or every 2 weeks will help you pay off your mortgage faster, because withdrawals in addition to the amount needed to cover your monthly mortgage payments will naturally occur 2 to 5 times per year. The additional withdrawn funds will be automatically applied to your principal balance.

Note: Partial payment will not be applied to your mortgage until full payment is received. Partial payment is any amount less than the current monthly payment listed on your billing statement.

Call us at 1-800-357-6675 or you can enroll on the Make Payment screen in Wells Fargo Online®.

Continue to make automatic payments

Please refer to your welcome letter to understand how your automatic payments may be affected:

  • If your payment was withdrawn electronically by your prior mortgage company before the transfer date shown on the letter, they will apply the payment to your loan. 
  • If Wells Fargo Home Mortgage transfers your electronic payment process, we will begin to electronically withdraw and apply your payments on or after the transfer date. 
  • No electronic withdrawals will occur before their regularly scheduled dates. 
  • If we do not transfer your electronic payment process, we’ve included a payment coupon in your welcome letter to make your next payment to us. We will send you monthly billing statements, including payment coupons for you to use. Please refer to your welcome letter for more details.

If you use non-Wells Fargo bill payment services or Internet banking sites to make your payments

If you use a bill payment or Internet banking service to make your payments, you should contact your service directly to have the payee changed. Have your Wells Fargo Home Mortgage welcome letter available to provide the following information:

  • Your new mortgage company is Wells Fargo Home Mortgage. 
  • The effective date payments need to be sent to Wells Fargo is the date your mortgage account transfers to us. 
  • Your Wells Fargo Home Mortgage loan number. 
  • The payment address that appears in the Important information section of your welcome letter, and on your payment coupon, if applicable.

How do I make payments online?

You can enroll in Wells Fargo Online at no additional cost, and schedule one-time and recurring payments. How do I make payments by phone or in person?

Phone

Beginning on your transfer date you can use our automated phone system or speak with a customer service representative. If you need to send a payment now you can mail your payment to the payment address listed in the Important Information box in your welcome letter. If you prefer, you can pay online, pay by mail, or pay in person at a Wells Fargo branch.

Automated phone payments. Please call us at 1-800-357-6675, 24 hours a day, 7 days a week.

Customer Service payment assistance. Please call us at 1-800-357-6675, Monday – Friday, 7:00 am – 10:00 pm; and Saturday, 8:00 am – 2:00 pm Central Time.

In person

After your transfer date, you’ll be able to make payments at Wells Fargo branches. Find a location near you. Please note: No other Wells Fargo locations can accept payments, including Wells Fargo Home Mortgage offices.

When we open an escrow account for your mortgage, we want to make things a little easier for you when it comes to paying your real estate taxes and insurance premiums on your behalf. With funds collected as part of your monthly mortgage payment we can help ensure your bills are paid on time, without having to make the payments separately.

Escrow accounts

Will my escrow account transfer to Wells Fargo Home Mortgage?

Yes. Your escrow account will transfer to us, along with your mortgage loan, on your transfer date.

I have my taxes and insurance payments made by my prior mortgage company. Will this continue?

Yes. We’ll continue to make your real estate tax and homeowner insurance premium payments when they are due.

What bills are paid from an escrow account?

We collect funds in an escrow account to pay:

  • Real estate taxes
  • Premiums for insurance required to protect the property, such as homeowners insurance and flood insurance

We do not collect funds in an escrow account to pay:

  • Interim tax bills
  • Homeowners association fees
  • Premiums for non-required insurance policies, such as separate personal property insurance
  • Special or added tax assessments
  • Other fees that are not included in your real estate tax bill
  • Supplemental tax bills, except in California

My taxes are due in the month of my loan transfer. Will they be paid from my escrow account?

Your escrow account will transfer when your mortgage account transfers to us. Your taxes will be paid in the month they are due. There will be no delay in making your real estate tax payments.

Do I need to contact my insurance company?

Your prior mortgage company will contact your homeowners or flood insurance company requesting the company to issue an endorsement to your policy reflecting the change in servicer to Wells Fargo Home Mortgage. Your prior mortgage company should also ask your homeowners or flood insurance company to send all future notifications to Wells Fargo Home Mortgage. To ensure your insurance company notifies Wells Fargo of future renewals or premiums, which need to be paid from your escrow account, you need to contact the company or notify your agent of the change.

If I have credit life insurance or other optional products with my prior mortgage company, are they affected?

Most of the time, your optional services products will transfer with your mortgage account. However, there are occasions when they don’t. If one or more of your optional services does not transfer with your mortgage, you will be notified and provided options for continued coverage. You may notice a change to your monthly payment indicating the premiums are no longer being collected for any products not transferred.

Where can I find more information about my escrow account?

For additional escrow account information, you can:

  • Access your account online. 4 to 7 business days after your transfer date, you can sign on to your mortgage account to check your escrow mortgage account balance and see when tax and insurance payments are made from the account. Your account information is typically available 4 to 7 business days after your transfer date. Note: You will first need to enroll in Wells Fargo Online®. Please refer to your welcome letter to see when your account information will be available online.
  • Check your Escrow Account Disclosure Statement. We review your escrow account at least once a year, and we’ll send you an Escrow Account Disclosure Statement by mail after each review. The statement will reflect any changes to the escrow amount included in your mortgage payment. (The Escrow Account Disclosure Statement is not currently available online).

Year-end Taxes

Will you send me a year-end IRS 1098 statement?

We will send you a year-end IRS 1098 statement showing the amount of reportable mortgage interest, mortgage insurance paid (if applicable), and any real estate taxes we paid on your behalf. This statement will be mailed to you from Wells Fargo Home Mortgage no later than January 31. Please refer to your welcome package for details.
 

The transfer of your account to Wells Fargo Home Mortgage

Does this transfer change any of the terms disclosed in my loan documents?

No. The terms and conditions disclosed within your mortgage documents will not change.

Why did my loan number change?

In some cases, we aren't able to keep the same loan numbers. If we couldn't keep your previous loan number then we assigned you a new one. Please write your loan number, found in your welcome letter, on any payments or correspondence you send to Wells Fargo Home Mortgage. You can also find your loan number on your statement.

If I have questions about my mortgage, who should I contact?

If you have questions about your mortgage before the transfer date, contact your prior mortgage company. On and after your loan transfer date, call Wells Fargo Home Mortgage at the number in your welcome letter. Note: See the Important Information section in your welcome letter for the date your mortgage information will be available on the Wells Fargo system. When you call, please have your mortgage account number available.

Can I view my mortgage online?

You can enroll in Wells Fargo Online when your account information is available in our system, which is typically 4 to 7 business days after your transfer date. Please refer to your welcome letter to see when your account information will be available online.

Payments and account access

When does Wells Fargo Home Mortgage begin accepting my payments?

We will begin to accept your payment on your transfer date. If you’ve already sent your payment to your previous mortgage company prior to your transfer date, your payment will be processed by your previous mortgage company and it will be applied to your loan. If your previous mortgage company receives your payment on or after your transfer date, they will send the payment to Wells Fargo and we will apply it to your loan.

How can I make my mortgage payment?

By mail

Mail your payments to the payment address listed in the important information section in your welcome letter. 

Automatic Mortgage Payment Options

With our free automatic mortgage payment options, you have the opportunity to schedule automatic, electronic withdrawals that can be timed to your payday cycle:

I use automatic withdrawals to pay my current mortgage. Will this continue after the change to Wells Fargo Home Mortgage?

Please check your welcome letter to see if your automatic payments will continue. If you want to schedule automatic withdrawals, you can take advantage of our free automatic mortgage payment options with weekly, every 2 weeks, twice a month, and monthly options. Please refer to your welcome letter for more information.

What do I need to do if I use a bill payment service or an Internet banking site to make my mortgage payments?

Contact your bill payment service and arrange to have the payee changed. You will need to provide the following: 

  • Your new mortgage company: Wells Fargo Home Mortgage 
  • The effective date payments need to be sent to Wells Fargo: Your transfer date (See your welcome letter for details.) 
  • Your Wells Fargo Home Mortgage loan number 
  • The payment address listed on the coupon section of your Wells Fargo Home Mortgage statement or welcome letter

Can I send additional funds with my payment?

Yes, and if you make your payment by mail, please be sure to write on your payment coupon how you’d like the additional funds applied. Without this direction your funds may not be applied to your account as you intend.

I am enrolled in a biweekly payment acceleration program. Will this continue?

If you want to continue to use your current service, you will need to contact that service directly and ask them to change the payee on your account to Wells Fargo Home Mortgage effective on your transfer date. Or, after your account transfer, you can sign up for our free automatic mortgage payment options. You can schedule free, automatic, electronic withdrawals that can be timed to your payday cycle. Call us at 1-800-357-6675 to sign up.

If my mortgage payment is returned for non-sufficient funds, will you send it through again?

If your mortgage payment does not clear upon initial presentment, your bank may charge a fee and we may attempt to withdraw funds from your account electronically up to a maximum of 3 times. If we are not able to successfully collect these funds, the payment amount will be reversed from your loan.

What mortgage benefits are available to me as an active duty servicemember?

Wells Fargo appreciates the service of America's military personnel. That's why we offer expanded mortgage benefits that go beyond what the Servicemembers Civil Relief Act (SCRA) requires. Eligible servicemembers and their spouses or civil partners may be eligible to receive these expanded benefits.

If you are a service member on active duty, an eligible spouse, partner, or dependent, or currently receiving SCRA benefits, please consult with your legal advisor prior to seeking a refinance of your existing mortgage loan. In some cases, a refinance may impact your eligibility for benefits under the Servicemembers Civil Relief Act or applicable state law.
