Quit Claim Deed

A document verifying that all interest, title, or claim in a property have been surrendered. It doesn’t make any warranty about the property — in other words, it doesn’t guarantee the title is free and clear or that the person or business granting the quit claim deed even has an ownership stake in the property.

It’s usually used among family members transferring property or in certain tax situations.

You may be asked to provide a copy of a quit claim deed if someone has been transferred onto a title or when property is transferred between people or from a business to an individual.

Tips for a smoother application process

  • Make sure documents are clear and legible.
  • Don't alter any pages (no strikethroughs, cross-outs, etc.).
  • Send all pages, even the blank ones.
