Current Undergraduates: Commercial Real Estate Summer Analyst

Overview

At Wells Fargo, we’ve built the strongest commercial real estate finance platform and relationship management team in the industry. Our team members handle transactions of different sizes, financing various asset types and classes in locations nationwide. Commercial real estate loans now comprise 16% of Wells Fargo’s total loan portfolio. Maintaining lasting relationships with our commercial real estate clients, including real estate owners, developers, investors, and real estate investment trusts (REITs), through all stages of their growth and development has allowed us to assemble an unprecedented set of financial solutions.

Opportunities

The Summer Analyst Program is approximately 10-12 weeks in length and is non-rotational. Offers are made for a specific office and lending group, based on candidate preference and business need. You may be placed in one of the following businesses:

Commercial Mortgage
Commercial Mortgage provides commercial real estate loan services for individual borrowers, institutional investors, financial institutions, internationally-recognized investment banks, and other third-party investment groups that own commercial mortgage backed securities (CMBS) and loan portfolios.

Community Lending and Investment
Community Lending and Investment provides debt and equity capital for economic development, job creation, and affordable housing to our communities nationwide.

Hospitality Finance
Hospitality Finance provides financial products and services to leading hotel owners/investors throughout the United States. Clients include well-capitalized private owner/operators, institutional real estate funds dedicated to hospitality and public hotel REITs.

Middle Market Real Estate
Middle Market Real Estate provides mid-sized commercial real estate investors and developers with financing for income-producing properties such as multi-family properties, office complexes, industrial parks, and retail properties. Products include construction, interim, mini-perm financing, and construction loans, which range from $1 million to $25 million.

Multifamily Capital
Multifamily Capital originates multifamily loans principally for Fannie Mae, Freddie Mac, and the Federal Housing Administration.

Real Estate Banking Group
The Real Estate Banking Group targets mid-sized (net worth greater than $25 million) to well-capitalized commercial and residential real estate developers, operators and investors. This group provides the full spectrum of debt capital (secured, unsecured, mezzanine financing and structured real estate debt) to national, regional and local investors and developers of commercial real estate, including institutional investors, public real estate companies and trusts, co-mingled funds, and pension fund advisors on behalf of their clients.

Real Estate Capital Markets
Real Estate Capital Markets provides non-recourse, permanent debt to commercial real estate developers and investors through portfolio and CMBS-executed loans.

Training

The Summer Analyst Program is designed to provide undergraduate students with an in-depth understanding of the day-to-day responsibilities of a full-time team member. Summer Analysts will gain exposure to Wells Fargo’s operations, business strategies, and corporate culture. You will receive a comprehensive professional and educational experience by working alongside team members who are experts in their fields. In addition, the program offers:
  • A curriculum plan centered on recommended online training in credit, products, systems, and compliance
  • A virtual speaker series led by Wells Fargo’s top leaders, where you can gain insight into how to make the most of your summer experience, and learn about, discuss, and ask questions on the current trends in the financial markets
  • Organized activities that promote community involvement and networking with other Summer Analysts and full-time Analysts across business lines
  • Guidance and mentorship from Regional Program Managers, many of whom are graduates of our credit training programs and have worked in various lines of business

Your Role

You will become an integral part of a team and have the opportunity to assume significant responsibility that may include:
  • Researching specific real estate markets assessing market data and trends affecting demand and potential demand, competitiveness of comparable properties, and risk presented by new supply
  • Preparing developer/investor annual financial reviews as well as underwriting memorandums focusing on a company’s leverage, key risk factors, sources of repayment, cash flow, and ability to service debt
  • Participating in property tours and site visits to develop a deeper understanding of the viability of the real estate and the related transaction
  • Partnering with analysts and relationship managers in structuring multi-million dollar transactions, including the underwriting and execution of syndicated bank loans
  • Monitoring loan agreements for covenant compliance

Full-Time Opportunity in the Financial Analyst Program

Credit Camp
Based on outstanding performance, Summer Analysts may receive an offer to join the Financial Analyst Program. This program lasts up to three years, provides a strong foundation in credit analysis, and prepares you to understand and identify credit risks so that you can make informed lending decisions. Training for your new career begins at Wholesale University, our corporate training center located in San Francisco. Here, you will spend up to five weeks at Credit Camp, where you will gain in-depth knowledge of our underwriting framework, various credit-related topics, followed by an extended training focusing on your specific business group.

Continuous Learning
After completing Credit Camp, you will return to your office as a full-time Analyst. Your learning will continue throughout your tenure in the Financial Analyst Program through ongoing training that teaches high-level aspects and/or functions of credit. Additional training includes:
  • A capstone program to reinforce credit concepts and provide intensive coaching to enhance business communication and presentation skills
  • Roundtable discussions with senior risk executives to gain valuable perspectives and insights on credit
  • Classroom courses and online tutorials in systems and applications, products, processes, compliance, credit analysis and underwriting, real estate law and project due diligence, as well as sales and service
  • A virtual speaker series to gain access to senior executives, learn about the latest in the financial markets, and draw on the experiences of your peers

We’re Not Just Looking for Business Majors

The Summer Analyst Program hires non-business majors as well as those with a more traditional accounting, finance or business background. To this end, we offer pre-training coursework for non-business students that focus on fundamental financial accounting. Exposure to relevant accounting and financial concepts will be an integral step in beginning your career in Commercial Real Estate.

Minimum Qualifications
  • Excellent interpersonal, written and verbal communication skills
  • Demonstrated excellence in working effectively as an individual and as part of a team
  • Strong aptitude for numbers
Preferred Qualifications
  • Bachelor’s degree
  • Professional experience through internships, part-time or full-time work, and/or extra-curricular activities in analyzing financial statements and assessing companies
  • Strong personal motivation and attention to detail
  • Strong organizational skills
  • Ability to multi-task and work in a deadline driven environment
