Wells Fargo & Co. (NYSE:WFC) reported today that as of Feb. 28, 2011, 649,075 of the loans it services were in active trial or completed mortgage loan modifications started since the beginning of 2009. Of that total, 556,294, or 86 percent, were through Wells Fargo’s own modification programs and 92,781 were done through the federal government’s Home Affordable Modification Program (HAMP).
Wells Fargo has been able to avoid foreclosure for about three-quarters of its customers who are 60 days or more past due who chose to work with us. In the fourth quarter of 2010, only 8.02 percent of all first mortgage and home equity loans serviced by the company— including loans originated by Wells Fargo and those originated by other lenders—were past due or in foreclosure. That is down from a peak of 8.96 percent in the fourth quarter of 2009 and, according to data published in the Feb. 25 edition of Inside Mortgage Finance, less than three-fourths the industry average for past due loans in 4Q10. Less than 2 percent of the loans secured by owner-occupied homes and serviced by Wells Fargo proceeded to a foreclosure sale in the last 12 months.
